If you’re considering listing your home but are on the fence or waiting for that perfect moment – a recent report from Realtor.com predicts that the best week is approaching! According to their data, folks are feeling more optimistic about the housing market as spring begins to bloom, and the week of April 16-22 is expected to be the best time to sell your home.
Spring is well-known as the busiest time of year for the housing market. Realtor.com analyzed trends from 2018-2019 and 2021-2022 (2020 was excluded as an uncharacteristic year due to the pandemic). Their data shows that while the current market is expected to move slower than last year, April 16-22 will see the most impressive uptick.
What makes this one week the perfect window? Market conditions like lower competition, quicker-moving sales, above-average prices, and increased buyer demand will come together to make that week the “sweet spot.” Danielle Hale, the chief economist at Realtor.com, stated, “Many [buyers] kick off their search in the early spring…For this reason, sellers who list on the earlier side will get more buyer attention and therefore be more likely to sell quickly and for a higher price.”
Lower Competition
According to the analysis, there have been 9.3% fewer sellers on the market during this week compared to other weeks. While inventory has increased as the market has cooled, it’s still much lower than pre-pandemic numbers. Sellers should take advantage of listing earlier to give themselves plenty of opportunity.
Quicker Moving Sales
Historically, homes actively for sale the week of April 16 sold 18% faster than homes for sale in other weeks.
Above-Average Prices
The data shows that homes listed during this window have reached prices 2.1% higher than average. If this year follows seasonal trends, listing between April 16 and April 22 could sell for 12.1% more than at the beginning of this year.
Increased Buyer Demand
In years past, there have been 16.4% more views per listing during this time than the typical week. More viewers can mean more interested buyers and more offers on well-maintained listings. Listing during this particular week could give motivated sellers the edge they need to get the highest offers in the least amount of time.
What Does This Mean for Sellers?
While we’ve identified the best week to list, buyers continue to feel the pressures of affordability. Buyers will likely be more selective and less willing to pay at the top of the mark for a less-than-ideal home. Sellers can mitigate their risk by listing a move-in-ready home, pricing their homes correctly, and being willing to negotiate.
