Ways to Boost the Value of Your Home-Bloom-Realty-Krista-Moreno-Seguin-Texas-Real-Estate-Guadalupe-County-Real-Estate-Selling-a-Home-Real-Estate-Market-in-Guadalupe-County

Are you thinking about selling your home soon? A recent report from Zillow.com indicates that buyers are moving forward despite current economic circumstances and are willing to pay for the specific features that speak to them. The report goes on to highlight things you can do as a seller to increase your home’s appeal and get a higher offer. According to the report, here are ways to boost the value of your home.

Kitchens

Zillow’s research shows that amenities such as steam ovens, pizza ovens, and professional-grade appliances have increased sales prices by as much as 5.3 percent compared to similar listings without these features. If you plan to renovate or upgrade your kitchen in hopes of boosting the value of your home, these are items to keep in mind.

Flooring & Countertops

Terrazzo floors are currently trending due to their versatility. Whether you prefer a more traditional and understated look or modern and eclectic, this material can accommodate many different design styles. According to Zillow’s research, kitchens with terrazzo flooring sold for 2.6 percent more than comparable listings in 2022.

* It’s important to note that Terrazzo is a trend. Trends come and go, while classic features stand the test of time. You need a great REALTOR® with extensive market knowledge who has a firm grasp of what sells in your area …I just so happen to know one *wink*

Zillow also reported that listings with soapstone countertops sold for 2.5 percent more than similar homes with marble or granite finishes.

Quartz countertops have also remained a highly coveted finish over the years.

Sheds

“She-Sheds,” or extra spaces repurposed as offices, relaxation rooms, or studios, have increased in popularity since the pandemic and become big selling points.   If you’ve added one in recent years, it will pay off if you’ve kept it in good condition. While data does show that homes with repurposed sheds spent an extra two days on the market, buyers are willing to pay an additional 2.5 percent to have them.

Top features that help homes sell for more than expected:

  • Steam oven
  • Pizza oven
  • Professional kitchen appliances
  • Terrazzo
  • She-shed
  • Soapstone
  • Quartz
  • Hurricane shutters/storm shutters

Top features that can help a home sell faster than expected:

  • Doorbell camera
  • Soapstone
  • Open shelving
  • Heat pump
  • Fenced backyard
  • Hardwood
  • Walkability
  • Gas furnace

According to Zillow’s home trends expert, Amanda Pendleton, “Not every buyer will appreciate a chef’s kitchen or a putting green in their backyard, but those who do are willing to pay more for these personalized amenities. Post-pandemic home buyers who had plenty of time for self-reflection now have a greater sense of what they want and need in a home.”
